Florida corrections officers can buy with conventional or FHA loans and may add Florida Hometown Heroes down payment help, since law enforcement and public safety are on the 2026 list of eligible fields. Corrections work alone does not make you eligible for a VA loan; if you are also a veteran, VA is often the strongest option.

- Hometown Heroes funding is limited. The 2025-26 money was fully committed within about six months. Florida Realtors
- Correctional officers in the Florida Retirement System are in the Special Risk Class, which has its own retirement rules. Florida Statutes 121.0515

Can Florida corrections officers use Hometown Heroes?
Often, yes. The 2026 Florida Hometown Heroes program lists law enforcement and public safety among its eligible fields, for full-time workers at a Florida-based employer who meet the other rules.
- Generally a first-time buyer: no ownership of a primary residence in the past three years. Veterans and targeted areas can be exempt.
- Household income under the county limit.
- A minimum 640 credit score and an approved homebuyer education course.
- The home must be your Florida primary residence, moved into within 60 days of closing.
The help is up to $35,000 for down payment and closing costs, as a 0% loan repaid when you sell, refinance or pay off the first mortgage. Funds open each year and run out, so have your pre-approval ready before the program reopens.
Can corrections officers get a VA loan in Florida?
Not because of corrections work. VA loans come from military service. If you served in the military, or are in the Guard or Reserve, check your VA eligibility separately and we will compare it with your other options.
How do lenders count overtime and shift pay?
Overtime usually counts when you have about two years of it and it is likely to continue. Shift differential that is part of your regular assignment is treated as part of your pay.
Florida facilities are often short-staffed, so many officers work a lot of mandatory overtime. Lenders average it over your history; one heavy year does not count fully on its own, and a drop in the latest year gets a closer look. Bring your last two W-2s and recent pay stubs that show year-to-date overtime.
Does my FRS pension or DROP count toward a mortgage?
If you are retired and receiving a Florida Retirement System pension, that income can count when it is documented and expected to continue. Money in a DROP account is treated as an asset, not income, until it is paid out.
Officers in DROP still earn their salary, and that salary is what lenders use. If you plan to buy right before or after DROP ends, tell us the dates so we can size the loan to the income you will have.
Can corrections officers use Good Neighbor Next Door in Florida?
Only if your job meets HUD's definition of a full-time law enforcement officer. Many sworn corrections roles do; some detention and support roles do not. Confirm with HUD before you count on it.
Good Neighbor Next Door covers HUD-owned homes in designated areas, inventory is small, and listings move fast. Treat it as a bonus, not your only plan.
What does Florida add to the cost of buying?
Plan for homeowners and wind insurance, flood insurance in many areas, and Florida's documentary stamp and intangible taxes at closing.
Get an insurance quote before you make an offer, because the lender counts it in your monthly housing cost. After you move in, file for the homestead exemption with your county property appraiser by March 1 to lower your property tax.
From clients, word for word
We had a difficult jumbo loan scenario that most mortgage lenders were unable to close. Not only did Jim Blackburn’s mortgage team close our refinance, but now we are able to pursue the purchase of our dream home in the Florida Keys. We are extremely satisfied customers, and we will use Jim’s mortgage team again and refer him to our family and friends.

More questions, answered
Do county jail officers qualify for Florida corrections officer home loan programs?
Yes. County detention and jail officers use the same loans as state officers, and Hometown Heroes looks at your field and Florida employer, not whether the employer is state or county.
Can a new Florida corrections officer in the academy buy a home?
Often once you have a full-time offer and your first pay stubs. Lenders want to see the job is permanent; some buyers wait until probation ends to make the file stronger.
Is Hometown Heroes free money for Florida corrections officers?
No. It is a 0% second loan with no monthly payment that is repaid when you sell, refinance or pay off the first mortgage.
Can I combine Hometown Heroes with an FHA loan in Florida?
Yes. Hometown Heroes pairs with FHA, conventional, VA and USDA first mortgages through approved lenders.
What credit score do Florida corrections officers need?
Hometown Heroes requires at least 640. FHA by itself can go lower with some lenders. We review your full file and tell you where you stand.
Can my spouse be on my Florida corrections officer home loan?
Yes. A spouse can co-borrow, and their income can help you qualify. For Hometown Heroes, household income limits include everyone in the household.
Does a transfer between Florida facilities affect my loan?
Usually not, if you stay with the same employer in the same job. Tell us early if a transfer or promotion is coming so the paperwork matches.
Can I buy a duplex as a Florida corrections officer?
Yes. You can buy a 2 to 4 unit property, live in one unit and rent the others. Rental income from the other units can help you qualify.
How fast can a Florida corrections officer get pre-approved?
Often the same day once we have your pay stubs, W-2s and ID. A ready pre-approval matters because Hometown Heroes funds run out.
Where is your team based?
In Fort Lauderdale. We work with officers across Florida by phone and online.
