Flight attendant mortgage in Florida, based here or commuting out.

For flight attendants based at Miami, Fort Lauderdale, Orlando or Tampa, and for crew who live in Florida and commute to a base somewhere else. How your pay is read, and what Florida adds.

Jim Blackburn · NMLS #1072866 · Fort Lauderdale, Florida

The short answer

Flight attendants qualify on documented airline pay. Lenders generally use your hourly guarantee or a 24-month average of what you actually earned, from W-2s and recent pay stubs. Where you are based does not matter much; living in Florida and commuting is normal for crew. Florida adds condo, insurance and closing-tax questions to plan for.

Florida facts that change the file

  • Variable pay such as overtime and premium pay is generally averaged over about two years before a lender counts it. Fannie Mae B3-3.1-01
  • Florida has no state personal income tax, which matters for crew comparing where to live. Florida Dept. of Revenue
  • Condo buildings three stories and taller must complete milestone structural inspections, which lenders review before financing a unit. Florida Statutes 553.899
  • Florida charges documentary stamp tax on new mortgages, paid at closing. Florida Statutes 201.08

Can flight attendants get a mortgage in Florida?

Yes. Airline crew are steady W-2 employees, and lenders qualify you on your documented pay the same way in Florida as anywhere else. The work is in reading your pay correctly.

A flight attendant pay stub has many lines: hourly flight pay, minimum guarantee, premiums, overrides, holiday pay and per diem. A lender that only looks at one month can understate what you earn. We read the full year and the year before it.

How do lenders count reserve and line-holder pay?

If your earnings vary, lenders average them over your history, usually 24 months. A new flight attendant can often qualify on the monthly minimum guarantee in the contract instead.

  • Your last two W-2s and a recent pay stub with year-to-date totals.
  • A written verification of employment from the airline, often through The Work Number.
  • Your contract or pay scale if you are within your first two years.

If your pay dropped in the most recent year, for example after a bid change or leave, the lender may use the lower figure. Tell us about it up front so we can choose the right method.

Does per diem count for a flight attendant mortgage?

It depends on how your airline pays it. Per diem that works as a travel reimbursement usually cannot be counted as income. Taxable per diem that shows on your W-2 with a steady history may be considered.

Bring two years of pay stubs that show the per diem lines. We will tell you what can and cannot be used before you shop, so your budget is based on the right number.

Can I live in Florida and commute to a base in another state?

Yes. Commuting is common for crew, and lenders care about your job and income, not your base city. The home you buy in Florida is your primary residence as long as you live there.

If you also keep a crash pad near your base, that is a rental expense, not a second home. Only the home you own counts as your residence on the loan.

Can I buy a condo near MIA or FLL?

Yes, but in Florida the building matters as much as you do. Lenders review the association's budget, reserves and inspection status before they approve a unit.

Florida's condo safety laws require milestone inspections and structural reserve studies for older and taller buildings. A building that is behind can be ineligible for standard financing. Ask us to check it before you make an offer. If it does not qualify, a non-warrantable condo loan may still work.

Is Florida Hometown Heroes available to flight attendants?

Usually not. The 2026 program is limited to listed fields such as healthcare, education, first responders, law enforcement and the military. Airline work is not on that list. Veterans who now work full-time for a Florida-based employer may qualify.

Other down payment help may still fit, and FHA and conventional loans allow small down payments for first-time buyers. See our down payment assistance page.

From clients, word for word

All aspects of the loan process went well and smoothly. I would highly recommend the Jim Blackburn Team to get the best deal and save money on a loan.

Run, don't walk to work with Jim and his team. Jim helped us get financing when it seemed like an impossible feat. It was hard enough to be managing a home purchase 2000 miles away, but add to that an extremely competitive market and being self-employed, and it seemed impossible until Jim's team got involved. Jim was not only responsive; he consistently went above and beyond by making clear recommendations, working his magic, and ensuring that financing wasn’t a barrier for buying our dream house in one of the most competitive markets in the country.

More questions, answered

Can a new-hire flight attendant buy a home in Florida?

Often, once training is done and you have a full-time position. Lenders can use your contractual minimum guarantee when you do not yet have two years of history.

Does a furlough or leave affect a flight attendant mortgage in Florida?

It can. Lenders look at whether your income is stable now. If you are on leave or recently returned, we document your return date and current pay so the file shows the full picture.

Can two flight attendants buy a Florida home together?

Yes. Couples often combine both incomes, each read with the method that fits that person's history.

Can a flight attendant use a VA loan in Florida?

Yes, if you have VA eligibility from military service, such as a veteran of any branch. Flight attendant work alone does not create VA eligibility.

What credit score does a flight attendant need for a Florida mortgage?

It depends on the program. FHA usually accepts lower scores than conventional. We review your full file and tell you which program fits.

Can I buy a rental in Florida as a flight attendant?

Yes. A DSCR loan qualifies a rental on its rent instead of your pay. Check city and condo rules on short-term rentals first.

What insurance will I need for a Florida home?

Homeowners coverage including wind, and flood insurance if the home is in a FEMA high-risk flood zone. Get a quote early because the lender counts it in your monthly housing cost.

How do I lower my Florida property tax after I buy?

File for the homestead exemption with your county property appraiser by March 1 of the year after you move in.

Can I close while I am on a trip?

Often, yes. Florida allows remote online notarization, and title companies can schedule around your trips. Tell us your schedule early.

Where is your team based?

In Fort Lauderdale, a short drive from FLL and MIA.

Plan the purchase around your bid, not the other way around.

Answer a few questions about your plans and our team will come back with the options that fit how you are paid.
