What Moves Your Florida Premium Up or Down
- Roof age and material. Many Florida carriers price, or decline, older shingle roofs. A newer roof is often the single biggest lever.
- Wind mitigation features. Florida law requires insurers to offer discounts for qualifying features such as roof-to-wall straps, secondary water barriers and impact-rated windows or shutters. A wind mitigation inspection documents them.
- Year built. Homes built to the Florida Building Code that took effect in 2002 usually qualify for more credits than older homes.
- Distance to the coast. Wind exposure is priced street by street, so two homes in the same county can be quoted very differently.
- Hurricane deductible. Florida policies carry a separate hurricane deductible, often a percentage of dwelling coverage. A higher percentage lowers the premium but raises what you pay after a storm.
- Claims history and coverage amount. Prior claims and the dwelling coverage you choose both change the price.
How Home Insurance Shows Up in Your Mortgage
Most lenders collect the premium monthly in escrow, so Broward County's published range of $5,094 to $6,136 a year adds about $425 to $511 to each monthly payment. When you buy, you usually pay the first year's premium at closing and fund an escrow cushion, which federal rules limit to two months of escrow payments. Use the closing costs calculator to see the rest of your cash to close, and the mortgage payment estimator to see the full monthly picture.
Flood Insurance Is Separate
Standard homeowners policies do not cover flood. If the home is in a FEMA flood zone, your lender will require a flood policy, and many Florida buyers outside those zones carry one anyway. Estimate it with our flood insurance calculator.
Frequently Asked Questions
How much is homeowners insurance in Florida in 2026?
It depends heavily on the county. Florida Office of Insurance Regulation (OIR) averages for homeowners policies that include wind, as of March 31, 2026, run from $2,105 a year in Sumter County to $7,863 a year in Monroe County. Citizens Property Insurance's average for its HO-3 homeowners policies, as of April 30, 2025, runs from $1,666 in Leon County to $7,184 in Monroe County. Your own premium can fall outside these averages.
How much is home insurance in Miami-Dade, Broward and Palm Beach County?
Published county averages put Miami-Dade County at $4,787 to $5,975 a year, Broward County at $5,094 to $6,136 and Palm Beach County at $5,056 to $6,323. The low end of each range is Citizens' HO-3 average (April 30, 2025); the high end is OIR's all-insurer average (March 31, 2026).
How much is home insurance in Hillsborough, Orange, Pinellas and Duval County?
Published county averages are $2,918 to $3,525 a year in Hillsborough County (Tampa), $2,789 to $3,610 in Orange County (Orlando), $2,993 to $4,063 in Pinellas County (St. Petersburg and Clearwater) and $2,426 to $2,786 in Duval County (Jacksonville), using Citizens' HO-3 average (April 30, 2025) and OIR's all-insurer average (March 31, 2026).
Which Florida county has the cheapest homeowners insurance?
By OIR's March 31, 2026 all-insurer averages, the lowest counties are Sumter at $2,105 a year, Marion at $2,191 and Wakulla at $2,292. By Citizens' HO-3 averages (April 30, 2025), Leon County is lowest at $1,666.
Which Florida county has the most expensive homeowners insurance?
Monroe County (the Florida Keys) is highest in both sources: $7,863 a year in OIR's March 31, 2026 averages and $7,184 in Citizens' April 30, 2025 HO-3 averages. Palm Beach, Broward and Miami-Dade follow in OIR's data.
Why does the calculator show a range instead of one number?
No public source gives your premium. The range spans two published county averages: OIR's average across all insurers and Citizens Property Insurance's average for its HO-3 homeowners policies. Citizens' figures predate its 2026 rate change, which OIR approved as an average 8.8% decrease for homeowners policies starting July 1, 2026. Treat the range as a planning guide, never as a quote.
Does the range include flood insurance?
No. Standard Florida homeowners policies do not cover flood, and both sources are homeowners figures only. Flood coverage is a separate policy, through the National Flood Insurance Program (NFIP) or a private flood carrier.
How does home insurance affect my Florida mortgage payment?
Most lenders collect your homeowners premium in an escrow account, so one twelfth of the yearly premium is added to each monthly payment. When you buy, you typically pay the first year's premium at closing and fund an escrow cushion that federal rules limit to two months of escrow payments.
How can I bring my Florida home insurance premium down?
Ask for a wind mitigation inspection, since Florida law requires insurers to offer discounts for qualifying wind-resistant features such as roof-to-wall connections and opening protection. Roof age and material, a higher hurricane deductible and comparing several carriers through an independent agent also change what you pay.
