Resort Condo Refinance Calculator
Quick answer: To judge a resort condo rate/term refinance, compare your current principal and interest with the new payment, then divide the closing costs by the monthly reduction to get break-even months. Whether you can use a conventional second-home loan or need a non-warrantable condo loan depends on the project today and how you use the unit, so enter the rate and terms from your own term sheet.

How Resort Condo Refinance Break-Even Works
Your current principal and interest comes from the balance, rate and years left. The new principal and interest uses the new loan amount (your balance, plus closing costs if you add them to the loan) over the term you choose. Divide the closing costs by the monthly reduction for break-even, and divide the new loan by the condo's value for LTV.
Example: $6,500 in closing costs ÷ a $270 monthly principal and interest reduction = 25 months to break even.
Warrantable When You Bought, Non-Warrantable Now?
A resort condo project's status isn't fixed. As rental activity, the association's budget and reserves, or the mix of owners changes, a building that qualified for conventional financing when you bought can fall outside Fannie Mae's guidelines, and the reverse can happen too. Fannie Mae's Selling Guide lists projects that are primarily transient or managed by a resort company that handles owners' short-term rentals as ineligible. The lender reviews the project again at refinance, so the program you bought with may not be the one you refinance into.
Second Home vs. Investment at Refinance
If you've started renting the condo more than you use it, the refinance may need to be written as an investment property rather than a second home. That can change the pricing, the maximum loan and the documents the lender asks for. Tell the lender how you use the unit today so the term sheet you compare here is accurate.
Watch the Term Reset
Refinancing into a new 30-year loan a few years into your current one can reduce the monthly payment while raising the total you pay. The lifetime row compares the principal and interest left on your current loan with the new loan. A 20- or 25-year term keeps your payoff date closer to where it is now.
Frequently Asked Questions
When is a resort condo loan refinance worth it?
Usually when the monthly principal and interest drop earns back your closing costs before you plan to sell or refinance again, and the lifetime cost still makes sense for you. Enter both loans in the calculator to see break-even months and the lifetime difference.
How do I figure break-even on a resort condo loan refinance?
Divide the refinance closing costs by the monthly reduction in principal and interest. $6,500 in costs divided by a $270 monthly reduction is about 25 months. Leave out escrow deposits for taxes and insurance.
Can a resort condo loan refinance use conventional second-home financing?
It can if the project meets agency condo standards at the time of the refinance and you use the unit as a second home. If the building has become primarily transient, is managed by a resort company that runs owners' rentals, or has budget or occupancy issues, a non-warrantable condo loan is the usual route.
What LTV can I get on a resort condo loan refinance?
It depends on the program (conventional second home, investment or non-warrantable), the project and the lender. Ask for the maximum on your term sheet and compare it with the LTV the calculator shows for your new loan.
Does renting my unit short-term affect a resort condo loan refinance?
It can. Heavy short-term rental use may mean the refinance is written as an investment property, and a building with a lot of transient rental activity may be reviewed as non-warrantable. Both change the terms you're offered.
Will a resort condo loan refinance restart my loan term?
If you choose a new 30-year term, yes. That spreads the balance over more months, which can raise total interest. The calculator shows how many months the new term adds or removes and the lifetime principal and interest difference.
