Pilot mortgage in Florida, from first officer to captain.
For airline, cargo, corporate and military-trained pilots who live in Florida, whether you fly out of a Florida base or commute to one elsewhere. How lenders read pilot pay, and what Florida adds.
Jim Blackburn · NMLS #1072866 · Fort Lauderdale, Florida
Pilots qualify on documented airline pay. Lenders use your contract minimum guarantee, a 12 to 24 month average of what you earned, or an upcoming pay rate when an upgrade or new job is confirmed in writing. Military-trained pilots with VA eligibility can often buy with no down payment. In Florida, also plan for condo reviews, insurance and closing taxes.
Florida facts that change the file
- Variable pay is generally averaged over about two years before a lender counts it. Fannie Mae B3-3.1-01
- Part 121 airline pilots must stop flying at age 65, which matters when you plan a loan late in your career. 14 CFR 121.383
- Florida has no state personal income tax, a common reason pilots choose to live here and commute. Florida Dept. of Revenue
- Condo buildings three stories and taller must complete milestone structural inspections, which lenders review before financing a unit. Florida Statutes 553.899
Can pilots get a mortgage in Florida?
Yes. Pilots are W-2 employees with contracts and pay scales, and lenders qualify you the same way in Florida as in any state. What changes the result is which pay method the lender uses.
- Minimum guarantee: monthly guaranteed hours times your contract hourly rate. Useful for new hires.
- Earnings average: 12 to 24 months of actual pay from W-2s and pay stubs. Useful once you fly above guarantee.
- Future rate: a confirmed upgrade or new airline offer, documented by the airline, with a start date close to closing.
Can I live in Florida and commute to a base elsewhere?
Yes. Lenders care about your job and your income, not your base city. A Florida home you live in is your primary residence even if you commute to fly.
A crash pad near your base is a rental expense, not a second home. If you buy a place near your base too, that purchase is underwritten as a second home or an investment depending on how you use it.
Can military-trained pilots use a VA loan in Florida?
Yes, if you have VA eligibility. Florida is home to naval aviation training at NAS Pensacola and NAS Whiting Field, and many airline pilots came through military flying.
With full entitlement there is no VA loan limit; the amount depends on your income and the lender. Military retirement pay and VA disability income can count alongside airline pay. See our VA loan page.
How do upgrades and new-hire classes affect the timing?
A confirmed captain upgrade or a new airline offer can be used before the new pay starts, when the airline documents the rate and the start date is close to closing.
The cleanest path is to close before you give notice at your current airline. If you have already resigned, the offer letter, class date and pay rate become the core of the file. Tell us your dates early.
Can I buy a condo near a Florida airport or the coast?
Yes, but in Florida the building matters as much as you do. Lenders review the association's budget, reserves and inspection status first.
Older and taller buildings must complete milestone inspections and structural reserve studies under Florida law. Ask us to check the building before you make an offer. Senior captains buying above the conforming limit usually use a jumbo loan, which reviews condos even more closely.
What does Florida add to the cost of buying?
Plan for homeowners and wind insurance, flood insurance in many coastal areas, and Florida's documentary stamp and intangible taxes at closing.
Get an insurance quote before you make an offer, because the lender counts it in your monthly housing cost. After you move in, file for the homestead exemption with your county property appraiser by March 1.
From clients, word for word
All aspects of the loan process went well and smoothly. I would highly recommend the Jim Blackburn Team to get the best deal and save money on a loan.
Jim ElliottPilot at United Airlines · North Carolina We had a difficult jumbo loan scenario that most mortgage lenders were unable to close. Not only did Jim Blackburn’s mortgage team close our refinance, but now we are able to pursue the purchase of our dream home in the Florida Keys. We are extremely satisfied customers, and we will use Jim’s mortgage team again and refer him to our family and friends.

More questions, answered
Can a regional first officer buy a home in Florida?
Often, yes, using the contract minimum guarantee once you are on the line. Lenders want a full-time position, not training pay alone.
Do flight training loans affect a pilot mortgage in Florida?
Yes. Training loan payments count in your debt-to-income ratio like any other monthly debt. Some pilots refinance training debt to a longer term before applying.
Does per diem count for a pilot mortgage in Florida?
It depends on how your airline pays and reports it. Reimbursement-style per diem usually does not count; taxable per diem on your W-2 with a steady history may be considered. We check your pay stubs before you shop.
Can corporate and charter pilots get a mortgage in Florida?
Yes. Corporate and Part 135 pilots qualify on W-2 pay the same way. Pilots paid on 1099 are underwritten as self-employed, sometimes with a bank statement loan.
Can two pilots combine incomes on one Florida mortgage?
Yes. Each income is read with the method that fits that pilot's history, then combined.
Is Florida Hometown Heroes available to pilots?
Usually not. The 2026 program lists fields such as healthcare, education, first responders, law enforcement and the military; airline work is not on the list. Veterans who work full-time for a Florida-based employer may qualify.
What about a pilot nearing age 65?
Lenders look at whether income continues. If retirement is close, we plan around pension, retirement accounts and post-airline work, and may use an asset-based method.
Can I buy a rental in Florida as a pilot?
Yes. A DSCR loan qualifies a rental on its rent instead of your pay. Check city and condo rules on short-term rentals first.
Can I close while I am on a trip?
Often, yes. Florida allows remote online notarization, and title companies can schedule around your trips.
Where is your team based?
In Fort Lauderdale. We work with pilots across Florida by phone and online.
