How It's Counted

Gross income, whole household, minus allowed deductions

USDA uses gross (pre-tax) income for all adults in the household, then subtracts allowed deductions: $480 per minor child, documented childcare, elderly-household and disability deductions. That math regularly qualifies families whose raw income looks over the cap — which is why a two-minute review beats a guess. Every scenario is reviewed personally by Jim Blackburn, NMLS #1072866.

Common Questions

FAQ

What if I'm just over the limit?

Run the deductions first — childcare and per-child deductions pull many households back under. If you're still over: FHA, conventional, or VA construction carry no income caps.

Do income limits change?

Yes, annually — USDA updates them each year for inflation. The figures above are the published 2026 numbers.

Is the limit per borrower?

No — per household. All adult members' income counts toward one combined number.
